Top Areas Around Dallas To Buy!

The Dallas Metroplex

So we wanted to jump in here to the map and kind of show you all around the DFW area. Dallas is a huge city, that's what everybody always talks about, but it's these little towns that are great for whatever it is you want to do here in the Dallas Fort Worth area. Do you want to land? Do you want more of the country life? Do you want a great school district? Just a lot of options, and when you see how big. Actual, the Dallas Fort Worth area. It looks small, but you see all this green space all around, that Dallas is growing and it can grow in every direction. Today we wanna specifically to get into the top 10 best suburbs that we have found on niche.com, where people actually, wanna go to and purchase a home. There are some great communities, but we just wanted to show you around here, the Dallas Fort Worth area is actually almost 9,300 square miles. It looks small. It looks like a little speck out there and we all know how big the entire state of Texas is.  You see the Dallas Fort Worth area all this white and all this green around it, and surprisingly, we have a whole lot of lakes around here too. So just the Dallas Fort Worth metroplex. It's actually the size of Rhode Island, Connecticut, and Delaware all put together, over 9,286 square miles I think what they say the metroplexes, so quite large. And it is home to 7.4 million people. They have told us that they have gained that Dallas Fort worth has gained over a million residents just since 2010. So it's still growing and, That's a huge chunk of people moving here to the Dallas area. Hence why there is so much growth and why it's just growing in every direction.

Living in Southlake Texas

So let's talk about it. Let's talk about the number one best suburb to purchase a home and that is actually the town of Southlake right here on the south side of Grapevine lake, and this is where it is in conjunction with Dallas. Let's show you on the map how you get over here into Southlake, how it borders Grapevine lake. We have the one 114 freeway right here that goes pretty much right through the center of town and is kind of the biggest thing that we have noticed with the town of Southlake and why so many people love moving there. Southlake does have, a little bit of money, their home price has gone up quite a bit, and the average price point of a home in the city of Southlake is around 1.5 million right now.  There are some older neighborhoods, but for the most part. People are moving there because, they want a bigger, nicer home. They want, that great community feels of people. It's just really close-knit. There's one school district in the city of Southlake, which is the Carroll independent school district.  It's basically the Carol Dragons. So everything from their elementary school, through their middle school, and up to their high school, everybody's Carol dragons. And you will see it everywhere when you are in the town of Southlake.

So when we show you, you know why people are moving there. Where it is to get around. We always, like in all of our other videos, like to talk about the distance to Dallas people are always talking about Dallas, how far is Dallas? Where is everything in relation to Dallas? So you can see Southlake is right up here, pretty much the center of Southlake, and no traffic about, give or take 26 miles, so about 30 minutes without traffic. And then this right here is actually the DFW. So if you're commuting for work, if you're traveling and you just wanna, be able to get in and out all over around the DFW area, The DFW airport is right here, 30 miles to downtown Dallas and then also, if we show you where Fort worth is, it's almost about the same distance. It's pretty centrally located, the two big cities that we talk about, see 25 miles, another 30 minutes, just depending on how you can go. Sometimes you can, if there's traffic, you can get down through here through Keller over here to 35 w and down, but for the most part, if you wanna be on the highway taking the one 114 over and down in Fort worth. Like I said, about another 30 minutes or so. So when you see where it is in relation to both of them, you get here to Fort worth, you get here to Dallas. People love the town of Southlake, they want to get their kids into the very popular Carroll independent school district. There is quite a bit of shopping down there. There are tons of restaurants that have gone in over in the Southlake area, but also it's just pretty easy to get anywhere you need to go. And since it does border Grapevine lake, Every sort of activity that you can think of in the town of Southlake, everything from a country club to multiple activities for horseback riding and sports for kids, it's very competitive, everyone that we have known that has either lived in Southlake, that we have helped move to Southlake, absolutely loves the community. So a huge draw for people wanting to move here mainly for the location. And, especially if you have a little bit of money that you can afford to spend on a nicer home. Another thing about Southlake that is, a little bit more unique is the fact that it does not have any apartment buildings whatsoever in the entire city. They have made it, part of their city ordinances that you do not have any apartments in Southlake. So they really are making it more of that family-friendly community. There are, I think the rental market in Southlake is only at about 6%. Most of the people own their homes and most of the people who live in Southlake. Possibly could have multiple homes, but they're truly moving there for the location, the schools, and definitely the sense of community. So that is number one for the best suburbs to live here around the Dallas Fort Worth area. 

Living in Trophy Club Texas

Number two on the list is Trophy Club. Trophy Club is actually right next door to Southlake. It borders here on the north side of the one 114, so not too much further, it doesn't necessarily border Grapevine lake. Exactly. It's also part of the Northwest independent school district. There's one high school, which is Byron Nelson high school, right over here. It's a newer high school. It's a gorgeous campus. Actually, most of the high schools here in, in the Dallas Fort Worth area are really nice. They're huge, actually. There are a lot of things going in over here. It's near a ton of shopping. You have the trophy club, country club, and this whole community around here is just like a little bit of rolling Hills, tons of trees. Not tons and tons of, commercial infrastructure-type things in here. But it does have some, and it borders everything really close. So over here, if we're gonna get into, like the Roanoke area and stuff, we have home Depot and the Walmart supercenter. There are some hotels down here at Tom Thumb grocery store, but it's, just a smaller community and it also borders Westlake on the north side. So Westlake is south of the one 14 trophy club is on the north side, and if you've never been Westlake, and you think Southlake has a lot of money. Westlake is where a lot of very wealthy people live in humongous estates over here. And it's just very exclusive, probably a little bit more so even then down in Highland Park, just because. There's a lot more acreage, you're able to have much larger homes on a little bit of land. So trophy club right there borders it on the north-hand side, but it's a great small town, little community.  and people love living in Trophy Club. So that is number two, 

Living in Highland Village Texas

Number three is definitely one of our favorites. We do talk about it quite a bit on our channel here. And that's Highland Village, Texas. We love Highland Village. We love the location. So many things it has to offer. So Highland village is right here in borders. Just south of Lake Lewisville. It is, this white little area right here, it stretches just over here to the 35 east, which is very convenient to get around the Dallas Fort Worth area, take the 35 straight down into Dallas. And then right here, just south of it is the town of Flower Mound, which is another city that we do talk about quite a bit, which we call the small town feel right here in the heart of the big city, but a huge draw for people living here in this city of Highland Village is definitely its location to the lake. There are a lot of homes here in Highland Village that are actually on the lake. You have these little inlets in here and these beautiful homes with these gorgeous views, overlooking the lake and not really having your neighbors behind you and just having, beautiful sunsets and sunrises depending on where you are located. Not to mention here in Highland Village, it's like that rolling Hills. It's we feel like it's almost like being down in the hill country, down towards Austin and stuff, just because of how pretty it is tons of trees. This, Highland Shores Boulevard that goes through the Highland shores neighborhood is just fantastic and they do have some great parks, and a great community here in Highland village as well. They put on multiple events.

Double Tree Ranch Park - Highland Village Texas

We have the Double Tree Ranch park over here where the kids play soccer. There's a great big community pavilion, lots of walking trails, these beautiful, little lakes for fishing, and a splash pad for kids. It has A great little barn that you could actually rent out for events that is the absolute perfect size. If you want to host a bridal shower or a birthday party or a grad party, you can definitely do that and rent that out. If you live in the city of Highland Village. We also have Unity Park down here. Unity park is where they have more soccer fields, all the baseball fields in Highland village, and tennis courts and it also borders where Downing middle school, which is the only middle school here in the City of Highland Village, and just, all this green space, little Hills, this great little park for fishing and just, something. Just another reason, a great reason to be outside, but this kid's castle playground is fantastic. Back when our kids were younger, we had taken them there all the time. Lots of trees around it. It's just a super fun playground to go play in, but that's also where quite a bit of this shopping is here. In the Flower Mound and Highland Village area. So there's this gigantic neighborhood Walmart over here. I'd have to zoom in a lot for you to see how big this big Walmart is and everything from, Your TJ Maxx, your Homegoods, and LA fitness. DSW, lots of shopping right here. And then we have all these restaurants down along the north side of Justin road or 407, and then just on the other side are the shops at Highland Village. They have Whole Foods over there and multiple restaurants. We are, we do love Torcheys Tacos, just for fun. But tons of other restaurants down in here and as well as the AMC movie theaters. So shopping, restaurants. There's a lot that you can do. Yes, it's more of that small-town feel, not tons and tons of options, just a nice little area to go hang out for dinner during the week, or especially to go eat on the patio. There's a blue goose Cantina, and the Shoal Creek Tavern, but a lot of, some of these restaurants right here where you can sit outside and just enjoy the outdoors. When the weather's not, 150 million degrees outside, they do also have a little splash pad right here for kids, which is fun. So a lot to offer here in Highland Village. Like I said in Highland village, there's one middle school, which is Briarhill middle school. There are three elementary schools, but all of the kids that do live in Highland village go to Marcus high school. That's what they're zoned for, so it is in the Marcus high school in the town of Flower Mound and Highland Village they all are actually part of the Lewisville independent school. But if you live in Highland village, all of your kids are zoned for Marcus high school in Flower Mound so another great community, definitely a great place to live over here along the lake is one of the huge draws for living in Highland Village.

Living In Flower Mound Texas

Number four on the list, which is yet another one of our favorites the neighbor of Highland village, which is the town of Flower Mound. So Flower Mound actually is quite a bit bigger. It almost completely borders the north side of Grapevine Lake, and it has the Bridlewood Golf Course here. It is also part of the Tour 18 neighborhood which is, a beautiful gated community over here. And it just stretches, Over here to the 377, but it's just the location. It's honestly, we have loved the small-town feel of Flower Mound. And another thing, if you wanna live here on the lake as well, we've known people who've lived on the lake and are able to dock their boats out there, they go swimming in the lake, just like you can in Highland Village.  Lots to offer great schools. Another huge draw for the town of Flower Mound and people love living in Flower Mound. If you're doing a lot of commuting, if you want, in fact, let's show, like we always do how to get down into Dallas, which we show in multiple videos that we do. It's about, 30 minutes to Dallas without traffic, but its location is great. If you wanna go here and hop on the 121 and head over into the Plano /Frisco area. And if you're commuting for work, we have known actually multiple pilots who have lived in the town of Flower Mound, just because the cost of living is obviously a little bit lower than some of these other cities around here. But to get to the airport could take you 10, 15 minutes, depending on where you're going in the traffic. So location definitely, for Flower Mound, the median home price is probably, you're looking right now and around the $500,000 range. So a lot more affordable, compared to maybe places like Southlake in particular, so great location. In fact, when we first moved here to Texas and realized where, what Flower Mound was, where it was, everybody was asking if there really was a flower mound, it was more of like we drove, it was like driving in through the countryside. We hadn't really realized we came from, the Phoenix area where it just seemed city, neighborhood after neighborhood one right after the other. But then it's you go through these rolling Hills up, north of Grapevine lake and you just see lots of trees, lots of grass, and greenery out there. And it just really gave you that small-town community feels, which is what we absolutely love about a lot of the communities here in the Dallas Fort Worth area.

Living in Oakleaf Texas

Now, number five on the list we are going to, take. A little bit of a detour down south of Dallas. And number five on the list is a cute little town called Oakleaf. Now I know a lot of people haven't even really heard about it. We knew about it because we had to drive down there. It's part of Ennis county So at one point we didn't even know what it was either until we had been helping some clients down towards Ennis and Waxahachie areas definitely a small town living it, all these green people tend to have bigger yards, a lot of these big, established trees out here and it's right off the 35 freeway. Not right off, but for the most part, yes, right off of the 35 freeway, which you know, is gonna take you down into Austin and Waco and all the way down south through San Antonio as well. So this nice little community, that's just on the outskirts of Dallas and it's just a fun little community, and things are continuing to grow. Like I said, the further you get out of Dallas, everything's just starting to grow, it's growing in all of these directions. But say you need to be getting up into Dallas quite often, but you don't really want to have to be living inside the city necessarily. So when you see that it's really only about. Actually, I guess maybe we should take a little quicker route. It's just about 20 miles to downtown Dallas. So it's even closer than somewhere let's say, Flower Mound, so a lot more of the growth is happening on the Northern side of the DFW area, but down south there are new builds going on. People are getting a lot more affordable housing down there. And so it's just, life just seems a little bit slower down there. So definitely a great draw if you are wanting to be outside the city with a little bit more land and not have these crazy high prices that we're seeing more on the north end of the Dallas area. 

Living in Argyle Texas

Number six on the list is the city of Argyle. Now, Argyle is still a little bit more of that country feel as well up here on the north side, if you see where it's pretty much borders. We get over here into Lantana, down into Bartonville, Double Oak and if you head down a little bit further south, it almost borders the city of Flower Mound, but Argyle has always just been known more of people with the land, people who have ranches and horses outside the city, there is not a ton of commercial things going on in the city of Argyle things are growing. There are some great communities coming in and around, but there's really not a whole lot within Argyle if you are wanting to do shopping or go out for dinner or even just to the grocery store, you do, you are probably gonna need to head over into the town of Flower Mound or down further south into the city of Roanoke. But it does have a little bit right here off the 377. They finally have a Sonic this Kinzie's coffee is actually the cutest little place. But right. The 407 barbecue and pretty much borders, the 35 freeway, this 377 can take you, for the most part, straight up into Denton and straight down into Roanoke, if you wanna catch, going down into the city of Southlake. So not too far to take the 377 down to the one 114, if you wanna get to the DFW airport. But for the most part, people do their shopping right over here in, the Flower Mound, Highland village area that we had talked about previously. So getting to Dallas, might be a little bit further of a trek and also everything from. Whether it's Fort worth or Dallas it's, almost about the same distance, but it's just almost, like I said, living a little bit further outside the city, a little bit more of that country, feel small town community feel where you don't have tons and tons of businesses in there right now. Argyle starting to grow more communities are coming in really a great location we've had, we've helped clients get in over there. They absolutely love it just because, even if you wanna be a little bit more outside of town, sometimes you want a little bit more access, close to the freeway, close to shopping, but you don't necessarily have to have it right next door. Argyle is definitely a great place for that because you can get north or south. guess you'd say east because. A ton of stuff is coming in on the west side, granted Northlake over here in some of this area, there's a lot of new builds and stuff going on, but, say you wanna go out for a bite to eat at night. There is a little bit of that here in Argyle, but just not a ton of it.

Living in Lantana Texas

Number seven on the list is the town of Lantana. We do also have a video on Lantana. It is another one of our favorites, but for the most part, this is all that Lantana is it's funny. People don't really know about Bartonville, Double Oak, or Copper Canyon. They all border the cities of Flower Mound and Highland village, obviously, like we said, all your shopping right here. Up here in Highland village is where your super Walmart, your whole foods, the Highland village shops, and restaurants, but also you got your academy sports target, JC Penney's, Dicks, Hobby Lobby. Lowe's, Best Buy tons of shopping. And it's pretty much all right in here. So it's convenient from the town of Lantana, so right here, it's this whole community, this big master plan community, and this is their golf course. So they have this huge golf course. That pretty much goes all the way up and through the city of Lantana, they have multiple pools, and they have more multiple gym slash workout facilities. They have a community center, they have ponds for fishing. They have quite a few community events. You have tons of trails, people riding their golf carts all over because it is a golf course community and they also, we actually. Speaking of which we actually helped a client by the cutest house that pretty much bordered right on the golf course. And they absolutely loved it. It's exactly what they were looking for. We had been looking for a while and turned around and this home had just come on the market. It had been completely remodeled and they have been in heaven ever since, just because it ended up turning into the most perfect lot with the best view. And it was right here Lantana they had said that they loved getting to know the people in the community. There's just always some sort of an activity or something going on in there and it doesn't really matter what your price point is. You can have homes up in the upper $400 thousand up to well, over a million dollars in the community of Lantana. It's just a matter of, is your house gonna be really close together? Do you something a little bit bigger, a little bit more spread out, but definitely different price points here in the city of Lantana the location is fantastic as well. They do have a middle school there and multiple elementary schools. It's part of the Denton independent school district. So the kids actually go to Guyer high school, in fact, speaking which is right up here. So not too far to get to, but it is part of the Denton independent school district, not the Argyle or Lewisville independent school

Living in Fate Texas

So number eight on the list is actually the city of Fate. So when you zoom in here, You see the city of fate, it's actually just east of the city of Rockwall. And before we didn't really know a ton about fate,  I'd heard about it. We knew exactly. We knew where it was, but we hadn't really been out there a lot because we typically have worked, on the north side or the west side of the Dallas area. But obviously, we'd been to Rockwall. We knew about Rockwall and our clients were really interested in the new builds out, going on out in Fate and it's a great little community. It's growing, definitely growing further east past Rockwall, but we have lake Ray Hubbard right here. So another huge lake, another really fun, place to go. Rent boats, go paddle boarding, and hang out on the lake. That's I think one of the things that we loved about the most here moving to Dallas was the number of lakes that with easy access to get to all of these places, but maybe you didn't really, you didn't necessarily need to be in the city of Rockwall Rockwall has been built out quite a bit. And so just a little bit further east was the city of Fate there's a lot of new communities going on in there. There's a lot of infrastructures and, grocery shopping type of thing coming in. So definitely growing it's great, but at the same time, super easy access to get to a lot of activities and not to mention, not even that far to get to downtown Dallas as well. When we pull up Dallas on the map for getting to Fate the same thing is about 28.9 miles. So another 30 minutes, if you wanna get to downtown, maybe only the only real drawback about Fate is the fact that you really only have this 30 freeway. And if there's an accident on the 30, if you need to get downtown commuting, maybe it's a little frustrating granted, you can take this bridge over here, could be another option but for the most part, you're taking this 30 freeway into downtown Dallas. So we have had clients say, and people that we have talked to where, whether it's been at a sporting event, when we have met people, who've lived in Rockwall, in Fate they absolutely love it. But sometimes this Dallas traffic can be a total bear. So maybe you're working from home and maybe you don't need to commute too often, or maybe just, go downtown when you feel like it living out. A little bit more of a country feel, but a lot of new growth happening and people are loving it out there. They just might not love it. During rush hour traffic.

Living in Ovilla Texas

Number nine on the list is taking us back down south to Ovilla,  yet another place, and showing you how it gets into downtown Dallas, but it's further south. Like I said another, let's say 20 minutes, 20 miles to get to downtown, right here in between the 35 and the 67, so say you needed to get on the 35 and go down south, but it's right here, south of DeSoto and Glenn Heights. Older homes that have more land, bigger trees, and a lot of green space out here. So a lot of neighborhoods that, there's still growth happening down there. But you can get maybe, and even if the homes are a little bit older, you can get. Homes that have built, been built really well. So we have seen some remodeling going on down there. We have seen some new build communities going on down in there, but it's also really convenient to get over here let's say into Cedar hill. You have the Home Depot, you have, different shopping options. You even have Costco up here not too far away. So you do have easy, easy access to get to the things that you might need, but you necessarily don't need to go there every day. So, people, I think that's a huge draw for people moving here to Texas is the fact that they can have, easy access to get into the city when they want to, but they don't have to. So being down south especially, like I said before, you want, you have family in Austin or family in San Antonio or Houston, and you just wanna go down there a little bit more often. It's just, it's super close, super convenient, and you don't have the crazy busy, Traffic of being in the city all the time, because even when you do get up, say even on the north side in Frisco and Plano, these cities are just super, super busy. So when you move down here into some of these smaller towns, with these just. Nice little communities, people love living there. A lot of people have lived there for years and years. It's just, a draw for people moving from California. We helped clients who were looking all over the Waxahachie Ennis, Oakleaf, and Red Oak.  Some of these cities, it's not so far out, 

Living in Coppell Texas

Last but not least that we are just gonna talk about today number 10 is Coppell and we have talked about this in other videos, but Coppell is most certainly known for its location. It has fantastic school districts, but if you go on niche.com. Coppell always gonna be talked about, and it's gonna be in one of the tops, if it's not number one, it's number three or number five. And it doesn't, probably the only huge, like the only real drawback that I would probably say about Coppell is that there isn't a lot of, shopping and dining. If you're going to be eating out in the city of Coppell it's pretty much on one road and it's pretty much fast food. Granted, they do have a Hard Eight out there. They do have some other restaurants around there, but ther’re really are not tons of options. They have a lot of big warehouse companies going in down there. There's a huge Amazon fulfillment center here, as well as a container store warehouse. There's a Uline warehouse. So multiple warehouses are coming in, down along.  but for the most part, Coppell is, perfectly located here in the Dallas Fort Worth area. Definitely a huge draw for people who are traveling because it is right here pretty much on the other side of the freeway from the DFW airport. Or I guess I could say on the other side of two freeways from the DFW airport, it borders the 635 freeway, which really takes you, anywhere you need to go and you can get on the 121 up into Frisco, Plano. But the DFW airport, you have the Grapevine mills mall right over in here. You can get into south lake Costco. Actually, multiple Costcos, if you need to. But just the community, they have everything from golf clubs to the Coppell nature park and the Andrew Brown park where tons of community events go on everything from, movie nights to 5k walks to sporting events nature walks in soccer and baseball. Anything you can need for your kids is going to be right here in the city of Coppell as well. Yes, like I said, not tons and tons of shopping. We got our sprouts, you got a Kroger, you have, multiple churches, the post office, of course. So not tons going on. Restaurant-wise, dining-wise, if you need a quick bite to eat, you can certainly find that they do have a really cute little downtown area with a coffee shop. Great farmer's market on Saturday, but it really does have that close-knit community feel here in Coppell and is a huge draw. From what we've heard from multiple people is an excellent school district. As well as if you are traveling for work, getting in and out of the airport. So sometimes people don't wanna have to drive for an hour to travel for work, and they can just get over there super easy and not to mention, know that their kids are in a great school district besides, so that is rounding out our top 10.

It's a lot. I have shown you all over the DFW area, but what are the top 10 best suburbs to purchase a home? There are excellent suburbs all over the DFW area. People are always calling and talking. The Frisco area, Plano everything up from prosper and Salina and everywhere in between multiple great cities around.
